The HVAC final is next in your schedule to build your new home.  Heating, ventilation and air conditioning, also called HVAC, needs to be buttoned up once the plumbing trim and electrical trim are complete.  Here we talk about the scope of work and quality checks for the HVAC final to make sure it gets done right the first time.

Scope of Work

It’s important to have a detailed scopes of work and specifications for each trade contractor when building a new home.  This will help prevent miscommunications and set the proper expectations.  Here are a few of the points required for the HVAC scopes of work…

  • Install final thermostat per electrical plan
  • Finish installation of furnace and ductwork in basement (or other mechanical room)
  • Finish installation of air conditioning unit(s)
  • Balance HVAC system for proper air flow in home (this includes adjustment of dampers on duct work to get the proper flow of air to each room)
  • Test B-vent for proper air flow and check for backdrafts (you don’t want backdrafts as these can bring deadly carbon monoxide back into your home)
  • Check operation of air cleaners and humidifiers
  • Set all cold air return grill covers
  • Set all air registers/diffusers in floor
  • Manufacturer Product Manuals:  Give all product manuals and warranty information to owner and discuss maintenance requirements
  • Call final HVAC inspection and ensure a passing grade.

Quality Checks

As with all phases of building, we want to perform a detailed quality check after the HVAC final has been completed.  Here are some of the major items to review…

  • Air Conditioner:  Review unit is level and working properly.  An A/C unit that is not level will be inefficient and may create mechanical problems over time.
  • Wall Registers:  Check registers are flush to the wall.
  • Approval of Inspection: Check to make sure the local building inspector has approved the final HVAC installation.
  • Check operation of furnace
  • Ductwork:  Review any exposed ductwork in basement for proper seal.  All joints should be sealed per the scope of work and specifications.
  • Floor Squeaks/Pops:  Walk the first floor and listen for any noises that might be caused by improper installation of ductwork.
