Manufactured House or Site Built

Site Built vs. Manufactured Home

Would you live in a manufactured house?  Most likely you already do in one form or another if your house was built in the last fifteen to twenty years.  Manufactured components have been used to build houses for a long time now.  But did you know there are houses being built now with wall panels that already contain the electric and plumbing?

Typical Manufactured House Components

Manufactured house components are used on most new homes to save time and money.  Not only do they speed up the construction schedule and lower the material budget, but they can also reduce labor costs.  Automated machines can lessen the labor component of the product which in turn, reduces the amount of labor required on the construction site.  As time goes on, more and more parts in a home are coming out pre-assembled.  Drive up to any new home being built today and you will find many of the following manufactured components on site…

  • Roof Trusses
  • Floor Trusses/I-joists
  • Wall Panels
  • Roof Panels
  • Stairs
  • Cabinets
  • Railings
  • Doors (prehung)
All of the manufactured house items listed above have been used for years now.  Take this one step further and you get…wall panels that come pre-assembled and get this…they already have the electrical and plumbing in them.  Check out this video about a company in Orange County California that is working on this system.  We question the cost savings and build times mentioned in the video.  However, we do like the overall method for building.

What About the Modular Manufactured House?

We like the idea of a home being built in a controlled environment and large pieces being put together on site.  This keeps weather issues to a minimum and ultimately can lead to a better built home.  Unfortunately, the costs are typically quite  a bit more expensive than site built construction.  For ideas to reduce construction costs on your next project using manufactured materials, check out this article on manufactured components.
